For 12 years Paul Bennett has envisioned a new waterfront in downtown Peterborough, with high density apartment buildings and a new walkable public space. Bennett and his company, Ashburnham Realty , are sharing the details of a proposed plus-unit building on Crescent Street, just south of Del Crary Park and the Art Gallery of Peterborough. The proposed storey development is planned to have private residents and luxury rental suites in the style of townhomes, lofts, penthouses and more. Currently the site is home to six rental properties, all of which are already owned by Ashburnham Realty, and residents would be relocated to other spots. The city is in the midst of a housing crisis with a one per cent vacancy rate for rental units and high housing costs. Bennett says by providing high-end units for people to move into and downsize, that will empty homes which can then be put back onto the market. And with those two higher-density projects, Bennett says the core area of the downtown will begin to extend south. Bennett adds there has been back-and-forth with the city for the past eight years. The city is aiming to intensify residential housing in the downtown, due to growth targets mandated by the province. Bennett wants to transform Crescent Street by cutting off access from George Street and making a walking-only area. The renderings shared by Bennett show a section of Rink Street as green space with a trail from Del Crary Park extending along the length of the building. Bennett says the changes to the streetscape are reliant on approval by the city, but his proposal could bring drastic changes to the downtown waterfront. He says other developers own lakefront property and are seeking to do higher-density housing in that area.
